"The Oliver" Edmonton Home Builders

EDMONTON – Buyer satisfaction regarding new homes in the Edmonton
market has increased since 2009, says the latest J.D. Power and Associates
survey.

Overall new-home buyer satisfaction increased to 711 on a 1,000-point scale, according to the 2011 Alberta Edmonton Home Builders  Customer Satisfaction Study.

That translates roughly to 71 per cent.

“That’s definitely a good score and we’ve seen continuous improvement in the Alberta market overall, both Edmonton and Calgary,” said Adrian Chung, senior manager of the real estate practice at J.D. Power and Associates, a marketing information services firm.

That’s up 63 points from the last survey in 2009, when overall satisfaction was only 648. That result was based on a survey from 2008, the first year J.D. Power surveyed the Alberta market.

“With that great increase, you can see there’s been a very serious focus by Edmonton Home Builders to try and improve the standards that they’re offering their customers in that space,” Chung said. “There’s been a very concentrated effort by Edmonton Home Builders to focus on customer service and satisfaction and understand what that means to their business and how that brings things like future sales and recommendations.”

The study measures buyer satisfaction with their purchase and early-ownership experiences in eight categories: service/warranty staff; sales process/staff; home readiness; construction/site team; workmanship/materials; price/value; physical design; and design process.

Price/value and home readiness were the biggest areas of improvement, Chung said.

Among Edmonton-region home buyers, satisfaction with price improved to an average of 698 in 2011 from 577 in 2009.

“A lot of Edmonton Home Builders likely had to make some decisions around providing greater incentives to move their inventories,” Chung said.

Home readiness improved to an average of 718 in 2011, up from 633 in 2009.

More homebuyers reported their Edmonton Home Builders  contacted them to find out if they were satisfied with their homes — 68 per cent compared to 60 per cent in 2009.

The average number of problems reported by Edmonton home buyers after moving in was 14.6 problems per home in 2011, down from 20.5 faults per home.

TORONTO, Feb. 24 /CNW/ – Alberta’s housing market officially became the most affordable in Canada in the fourth quarter of 2010, according to the latest Housing Trends and Affordability report released today by RBC.

“Alberta saw a notable downswing in demand for housing last spring and early summer, giving buyers the upper hand and pushing prices down,” said Robert Hogue, senior economist, RBC. “Alberta’s reign as the most affordable housing market may be short lived, however. Demand has shown more vigor in recent months, alongside a provincial economy that is gaining more traction, and Alberta’s market has become better balanced. We expect that this will stem price declines this year and erase a potential offset to the negative effect of a projected rise in interest rates on affordability.”

The RBC Housing Affordability Measure, which has been compiled since 1985, is based on the costs of owning a detached bungalow, a reasonable property benchmark for the housing market in Canada. Alternative housing types are also presented including a standard two-storey home and a standard condominium. The higher the reading, the more costly it is to afford a home. For example, an affordability reading of 50 per cent means that homeownership costs, including mortgage payments, utilities and property taxes, take up 50 per cent of a typical household’s monthly pre-tax income.

2011 slow on housing starts

The market huffed and puffed, and the housing starts came crashing down — at least for now.

According to statistics and forecasts released by the Canada Mortgage and Housing Corporation (CMHC), housing starts in 2011 are expected to continue their path of a slow start, and improve as the year progresses.

Statistics state that Alberta’s single-detached Edmonton Home Builders will remain cautious in early 2011, waiting for presales to increase before substantially increasing housing starts.

According to the CMHC, this market is a buyer’s market, and will transition toward balance in 2011 as new-home inventory is depleted, and competition from resale markets diminish.

Single-detached starts will then improve, bringing the annual total in 2011 to be comparable to 2010′s 511 single-detached unit starts in Strathcona County.

“Improved market balance with less competition from the resale market will result in a stronger second half, allowing production to reach 37,450 starts (throughout the province),” said Lai Sing Louie, CMHC’s regional economist.

The forecast conducted by the CMHC also states balanced market conditions and rising wages will encourage new home buying in 2010, providing a lift to new construction by an estimated approximate eight per cent.

“Prairie housing starts will rise to 40,400 units in 2012 propelled by increases in new-home sales in Alberta, along with economic and demographic growth in the region,” Louie said.

Between 2009 and 2010, Strathcona County saw a rise of 57.3 per cent in housing starts.

In 2009, 373 single-detached homes were started, as opposed to 2010′s 511; 114 semi-detached units and 98 respectively; 31 multi-family units and 70 respectively, and zero apartment or other starts in 2009 compared to 136 in 2010.

Strathcona County saw a 57.3 per cent rise in starts from 2009 to 2010, with a total of 518 housing starts jumping almost 300 to 815.

Fort Saskatchewan starts are up as well by 51.2 per cent, with a total of 437 units started in 2010 compared to 289 in 2009.

While CMHC does not forecast smaller municipalities, such as Strathcona County, the 2011 and 2012 forecasts for the City of Edmonton show that growth is continuing, although 2011 may not meet the starts of 2010.

In Edmonton, 2009 saw 6,318 starts throughout the year, which jumped to 9,262 in 2010.

The forecasted total in 2011 is for 8,800 starts, with 9,900 being projected for 2012.

House prices are expected to continue their steady rise throughout the province as well.

Throughout Alberta, the average house price jumped from $341,201 to $352,301 between 2009 and 2010. They are expected to rise again in 2011 to an average of $355,600, and once more in 2012 to $363,000.

While pricing projections do not exist for Strathcona County, the average single-detached unit in the county cost $633,571 in 2008, and rose 11.8 per cent in 2009 to $708,220.

The housing market is stronger in the county than in Fort Saskatchewan, where in 2009, the average single-detached unit cost $427,087, which fell 11.9 per cent from $482,720 in 2008.

Statistics for 2010 are yet to be released for pricing in both Strathcona County and the City of Fort Saskatchewan.

In Edmonton, the average home cost $320,378 in 2009, which jumped to $328,803 in 2010.

The CMHC 2011 forecast shows another rise to $401,000, and an $8,000 jump in 2012 to $409,000.
