Yes. We can start from your architect’s or designer’s plans at whatever stage they are. Once we know your needs and budget range, we review the plans and tell you whether anything needs to change, and why.

Yes. Our team handles the whole permit process in-house: we prepare, submit and follow up the development and building permit applications directly with the City of Edmonton, and we do not hand this to a third party. City review times vary with the project and the time of year, so we watch each application closely and plan the construction schedule around it.

Every client gets a private online login where you can follow progress, confirm material selections and see anything that could affect the schedule.

We are open about costs from the start, and we do not price a project on square footage alone. Every project has its own site conditions, design, finishes and construction requirements. At the estimate stage we work with you to define the scope of work and exactly what is included, then build the estimate from real pricing on our own projects and from our suppliers over the past 12 months. The number you get reflects your actual project, not a generic cost per square foot.

Yes. New homes in Alberta must be covered by the provincial new home warranty program: 1 year on materials and labour, 2 years on delivery and distribution systems, 5 years on the building envelope and 10 years on major structural components. Our current warranty provider is Wynward Insurance Group, and our garage suites are enrolled as well.

We read what you sent and call you within one business day to talk it through. If we cannot reach you by phone, we follow up by email. If the project is a fit, the next step is a site evaluation of your lot, which is a paid service. You are also welcome to visit one of our completed projects at no charge; the person handling your enquiry will arrange it.

Yes. On an infill lot we take down the old house, get the demolition, development and building permits, and build the new home from the ground up. We do not take over partly built projects.

Most custom homes take less than two years from start to finish. The exact timeline depends on the complexity of the design, municipal approvals, weather, servicing and site conditions, and we would rather build at a steady, careful pace than rush the work.

There is no single number, because every custom home has its own lot, design and finishes. We do not quote by the square foot. We define the scope with you first, then price the home from real costs on our recent projects and from our suppliers, so the estimate reflects your home rather than an average.
